Today’s world is full of marketing and advertising outlets and most of them are perpetually evolving; the internet, social media, and the like. The way your home is marketed will have a deep impact on its final sale price. Simply sticking a “For Sale” sign in the front lawn and then running an ad in the Sunday paper for your open house, is not enough.
The goal when marketing your home is to gain as much exposure in the market as possible. Increased exposure in the housing market will put your home in front of the greatest number of potential buyers. The larger your pool of buyers, the higher the likelihood you will field multiple offers. And, any time you receive multiple offers, you’re fostering an atmosphere where prospective buyers will offer their highest and best price in order to compete with other offers. The most effective strategy is to run a promotional blitz as soon as your home hits the market.
What is staging? Staging is preparing a home for sale so the buyer can mentally move in. A survey conducted by Coldwell Banker Real Estate Corp. discovered that staged homes are usually sold 6% above the asking price and spent less time in the market when compared to unstaged homes. I can help you plan the staging of your home either with your own furniture or with my home staging expert connections.
Many property photos are awful. In fact, there is a website devoted to showcasing bad real estate photography. Real Estate photos give the first impression and you only have one chance at a first impression. I use an award winning professional photographer on all of my listings. Anna-Christine Photography has a long resume of work featured in magazines, ad campaigns, and major online blogs.
Video Real Estate Tours have VISUAL IMPACT. Video not only helps sell listings fast, but also saves time and travel expense by allowing prospective buyers to preview properties before scheduling a showing, narrowing the choice to the most suitable properties.
Not every agent takes the time to hold open houses. In this market open houses are key to getting more potential buyers through the door. My listings come with a one open house per week guarantee.
My listings are placed on Zillow, Redfin, Realtor.com, and REMAX.com. REMAX.com alone gets millions of visits per month.
My listings are also on social media sites such as Facebook and Instagram with targeted advertising to specific groups of people based on location and interest. All of my listings are also a featured listing on Olympialiving.org.
The term MLS (Multiple Listing Service), is used commonly in today’s real estate market, but the benefits to buyers and sellers may not be fully appreciated. In order to understand the benefits of a Multiple Listing Service, it is helpful to consider how they came into existence and how they function. Before MLS, companies normally sold their own listing and did not give access to other companies. With the development of the MLS concept, real estate companies now agree to share their listings with other companies without the need to ask permission to show or sell. Any salesperson within the MLS has access to all of the properties in MLS. As a result, sellers benefit from wider exposure since all MLS companies and salespeople are able to show and sell their properties.
